(No Where in Fairy tail does it state that Mavis has the soul of a fairy. As SageM pointed out, the reason for the name "Fairy tail" is because of the persuit of the question "Do fairies have tails?" NOT because of Mavis who has a human soul herself.)

The power to have the soul of a being whose race or species the user doesn't belong to.

Capabilities

The users soul/spirit/life-force isn't similar to their species, resembling some other being's soul, but they themselves are not that being. Their soul can be mixed, bestial, of some other species, supernatural being or something completely else. While this grants them several powers/skills the being their soul is like, they keep their own species body.
